The Property: Facts and Visions

Seven generations of our family have lived in Big Texas Valley (Rome, GA).  We planned to build a legacy property to be in some way enjoyed by children and grandchildren.

History

We built the home in 1975 with care and quality materials.  The home was built with roof trusses, oak hardwood floors, solid wood doors, good insulation, etc.  Georgia Power acquired our property and house in the area now known as the Rocky Mountain Recreation Area, approximately 4 miles west of its current location.  Georgia Power then gave us back our house under the agreement that we move it from the land that they had purchased.  We acquired about 70 acres of property in (what we think) is the best part of the best part of Floyd County, Big Texas Valley.  We sold 40 of the acres we purchased to my father, leaving us approximately 30 acres. The house was professionally and successfully moved to its present location.   We set the house down on extra wide footings and started building additions. This home is where we thought we would live out our lives.

Over the years we added a sunroom, swimming pool, pool house, garage apartment, RV shed, a well for water (infrastructure exists to connect to county water with turn of a valve as a backup water source), and oak trees (over a hundred of them) for shade, beauty, and cooling.

A Partial Description of the Property:

Main House– 4 bedroom, 2.5 baths, breezeway, stone fireplace (gas logs), galley kitchen, sunroom-approximately 2300 square feet

Swimming Pool– 20′ x 40′ saltwater pool

Pool House– approximately 800 square feet, wood burning heater, storage for tools, built-in shelves, garage door access, room for exercise, hobbies, game room, man cave, etc.  There is a full bathroom attached for pool.

Garage Apartment– Downstairs: extra large 2-car garage, large storage room and office space with full bath

Upstairs: a very livable executive style vaulted ceiling 1 bedroom, 1 bathroom (double vanity) apartment of approximately 1200 square feet.

RV Shed– high roof for RV parking, electrical hookup, and other open air covered storage.

Property– approximately 30 acres, tree lined pastures (currently in year-to-year lease for hay production), seasonal stream, wooded acreage, great well that originates in a limestone seam and is bottled spring water quality, wildlife for hunting , ATV trails, and primitive campsite in wooded area on back side of property.

Recent Renovations

Main House– new carpet, new tile, paint, new appliances, tile floors, new HVAC unit, new hot water heater, LED lighting, and kitchen renovations–The main house floor plan is typical of homes of its original era and served us well. If, in the future, changes to that floor plan are desired by new owners, the home’s structure has proved strong and adaptable for change.

Garage Apartment/Office– new tile, new hot water heater, paint, bathroom remodel, additional storage, and office remodel

Our Visions Had We Stayed

We had planned an outdoor kitchen/pizza oven using recovered sandstone from great grandfather’s home place.  There’s a potential lake site on the back side of the property and a beautiful potential home site as well.

Why Are We Selling?

Both of our children became Naval aviators stationed in Hawaii.  We have a vision of acquiring a property there with children/grandchildren and building a new legacy.
